Intown neighborhoods like Kirkwood, Grant Park and Virginia-Highland are full of early twentieth-century bungalows, many still with plaster walls, original wood trim and doors that have been painted a dozen times. Elsewhere in the city you find mid-century ranches, 1990s subdivisions and a steady stream of new townhomes and condos with builder-grade finishes. The repair list looks different in each, so we ask about the house before we quote.
Atlanta's long, humid summers are hard on a house. Wood doors swell until they rub the frame, caulk around tubs and windows shrinks and cracks, and hairline cracks open at drywall seams and above door frames as a house moves through the seasons. Most of that is cosmetic and quick to fix; if something looks structural, we tell you plainly and leave it to the right trade.
Scheduling is simple: call or text, describe the jobs or send photos, and we set a visit between 8AM and 6PM, Monday through Saturday. Grouping several small jobs into one visit is usually the most sensible way to use the time, so bring the whole list. We do not take on new electrical circuits, plumbing, roofing or structural work.

Small cracks and holes in plaster can usually be patched and blended so they disappear under paint. Large areas of loose or bulging plaster are a bigger job, and we will tell you so at the estimate instead of hiding it in the price.
Often, yes, if the existing ceiling box is rated to carry a fan. We replace fixtures on wiring that is already there; running a new circuit or adding a switch is work for an electrician.
