We cut out tired, cracked or moldy caulk around tubs, showers, sinks and windows, lay a clean new bead, and replace worn weatherstripping and door sweeps on exterior doors. It is a small, careful job, and we price it before we start and clean up the work area when we finish.
What we do
Most homes need a few of these at once, and we can handle the whole list in a single visit.
We strip the old silicone, clean off soap film and mildew, let the joint dry, then run a new mildew-resistant bead along the tub, tile and fixtures.
Gaps where a countertop meets the backsplash or a sink meets the counter get resealed so water stops creeping underneath.
Cracks between window casings, baseboards and walls are filled with paintable caulk so the trim looks finished and air stops slipping through.
Worn foam or rubber seals, missing door sweeps and loose thresholds are replaced so the door closes snug and you stop seeing daylight around it.

Send a few photos through the form or describe the rooms on the phone. We ask how many tubs, windows or doors are on the list so the estimate covers all of it. The estimate is free.

New caulk laid over old caulk peels within months, so we cut and scrape the joint down to a clean surface first. Where we find mildew, we clean it before anything new goes on.

We tool each line by hand for a neat, even finish and tell you how long to keep water off it before the first shower. Door seals are tested by closing the door and checking for light and drafts.

We do not. New caulk does not bond well to old caulk or soap residue, so it lifts and lets water behind it. Taking the old bead out is part of every job we quote.
Fresh caulk stops water that seeps through an open seam. If water is coming from a leaking pipe, a failed shower pan or the roof, that is a plumbing or roofing job and not something we take on, and we will tell you so when we see it.
It depends on the caulk, and we tell you the exact wait before we leave. Plan on keeping the area dry for at least the rest of the day.
